Aspiring Innkeepers Program

Are you thinking of opening a Bed and Breakfast in Iowa?  If you've always dreamed of that special Inn, we are here to help you.

Our Association office gives step-by-step assistance and guidance to those in need and also handles the requests for our Aspiring Innkeeper's Packet.

If you Aspire to become an innkeeper, you'll need to know:

  • Where and how do I begin?
  • What are the B&B licensing and zoning requirements?
  • Does the ADA (Americans with Disabilities Act) apply to B&B's?
  • Are there benefits to purchasing an operating inn?
  • What are realistic occupancy and income figures?

To assist you in your journey to discover the world of innkeeping, IBBIA makes available an outstanding Aspiring Innkeeper's Program and Packet. You can purchase it for $45.00. Send your check or money order made payable to: IBBIA, 1708 Terrace Park Blvd., Milford, IA  51351, or call us at: 800-888-4667 inside Iowa or 712-332-8088 from outside Iowa.

Enclosed in the packet will be a copy of the book, Opening and Operating a Bed & Breakfast in the 21st Century by Amelia Painter. This is the innkeeper resource reference detailing how a bed and breakfast is marketed on the Internet.  The book can also be purchased separately from

Opening and Operating a Bed & Breakfast in the 21st Century by Amelia Painter -- 2007 First Edition

What one reader has to say about this book: I am thrilled with this new book. Competing titles do cover the basic steps to opening a B&B, but this book takes you way beyond the basic business details and then gives the information you need to understand how to market an inn on the Internet.
*All the business basics are there in the first few chapters.
*Experienced innkeepers have added tips and hints for success.
*The Internet is explained in great detail, as it relates to innkeeping.
*The marketing on the Internet guidelines are well explained.             ~Angie Roberts

As recipient of the Aspiring Innkeeper's Packet, you'll be invited to take part in our IBBIA Mentor program. As an Aspiring Member, you'll be eligible to work with a volunteer IBBIA mentor for new innkeepers. They will try and answer your questions and guide you.

The Association office is available to innkeepers at all times. The number is 1-800-888-4667 (INNS). Or send us a quick .  Feel free to contact the office with any questions.
